... as it is so close to a lot of the developments. Also it is very close to Stratford where property prices are significantly higher.

One other thing which most people haven't discovered is that the new Eurostar terminal is opening in 2007 and the Stratford City development will actually be closer to Leyton than Statford - just check it on the proposed map.

It is more affordable than many places in London, has many shopping facilities, not the best bars but is a pleasant area to live in. Excellent transportation links.

I am planning to rent out my property and purchase another. I think I will most likely purchase another property within Leyton.

We have great transport links, parks and open spaces, good schools, high employment, a great community and even our own football club.

I love Leyton and with the up and coming Olympics and new facilities appearing on almost a daily basis, I can only see the area going from strength to strength.

I have to say the area still has the charm that attracted me to, it is still there. Yes we do have some problems and a flagging High St but there are good things to come for this quiet town.

I absolutely love the place with its cultural diversity, the Asian shops - Indian takeaways, clothes etc. Access into the City and West End is easy. Its neighbours are Walthamstow and Stratford which are also very up and coming. There's lots that you can do - wide range of sports facilites, cinemas nearby, the new Retail Centre opposite Leyton tube with Asda, B&Q, Pizza Hut to name a few - at your doorstep. Yet the properties are relatively affordable. See it all for yourself.

I moved from S-W London, and was surprised at the varied housing stock here, and the real feeling of community. It's very quiet at night too.

Practically every street seems to have at least three skips in it which maybe tells you how rapidly all the houses are being ripped out and refurbished.

...and got a great refurbished 2 bed flat for £138,000. Much more affordable than other areas.

There are good local amenities around and Asda 5 minutes away. Very quick to City/West End and Stratford nearby. A few more pubs/bars would be great. However, a complex opposite the tube is currently being built which I hear will include a pub and cafe/bar, as well as a few more shops.

I would urge prospective buyers to give the place a chance.

Cinema complexes close by (Greenwich, Isle of Dogs), supermarkets (Asda, Tesco, small Somerfield), council-run sports centres (Cathall, Lagoon, Kelmscott), parks, tennis courts, East End cafes. Most of all the people are down to earth. In the few years I've lived here I've never had a problem.

I've bought a couple of properties here because they're not only affordable, they're easy to rent to decent tenants. Transport links to the city and Docklands are v. fast. A real diverse cultural mix of city workers and families.

Safe on the streets. We use the gym facilities and tennis courts in Leyton which are fine. A feeling of at least some space in Leyton unlike other areas in London. Biggest complaint - not enough bars and the nearest McDonalds is in Leytonstone.

Expect property prices to shoot through the roof after Christmas. Peolple are slowly realising that E10/E11 is desireable and also affordable. A rarity in London these days.

It has risen in price in the last few months because people have realised that Hackney is not the only area that is close and convenient for the City, and there are excellent transport links to the City and West End and the Isle of Dogs is twelve minutes drive.

There will be by winter an Asda superstore within 5 minutes drive and we have the usual East End market at Walthamstow, again 5 minutes drive (the longest market in Europe), and there is also Walthamstow dog stadium (the Stow) within 10 minutes drive. Lots of fitness centres, a leisure lagoon and lots of open spaces.

The famous Hackney Marshes are just round the corner for your Sunday morning 5 a side football, eating out is quite diverse from Russian to French to Greek and Turkish and the usual Chinese and Indian and of course the good old cockney fayre of pie and mash. Nice pleasant area to live (if you hurry before prices match Hackney).

...with a new Asda superstore being built literally 5 minutes drive away, the average 3 bed terrace home sells for between 140-160k, transport links are excellent, Stratford is a 10 minute bus ride away with its forthcoming international links, Leyton and Blackhorse tubes are within ten minutes of the area taking you to the City and West End. M11 and M25 both within 10 minutes drive.

Plenty of open spaces with Hackney Marshes (and 5 a side footie) on the doorstep and Epping forest 10 minutes drive. Leyton E10 is a quiet area with an abundance of nurseries, playgroups and schools for all ages, lots of recreational facilities, plenty of multinational eateries too.

Come and see for yourself. We are just starting an urban regeneration scheme which so far has seen our street lighting change to Victorian style, and the creation of lots of paved pedestrian areas.

We have museums, galleries, historic churches and Spitalfields fruit market just 5 mins drive away. Closer to home is the longest market in Europe - over a mile long with a diverse range of shops and stores and the usual bargain stalls selling anything from exoctic spices and foods to trainers etc. And the average 3 bed terrace house is also a bit of a bargain, selling at an affordable 130 -140k.

The area is very diverse - ranging from Carribean, Asian, Greek, Turkish and Irish to the good old Cockney community. One of the benefits of this multi-culturalism is a good supply fine restuarants - Greek Italian, Indian, French and Turkish - that don't charge upmarket prices.

There are lots of pre-school playgroups, nursery schools as well as primary and high schools all within a few minutes walking distance. Open space is provided by the Marshes and Lloyd Park and Epping Forest is a 10 min drive. We also have a leisure lagoon and numerous sports centres, both private and council run.

Our transport links to Liverpool St and the City are very good - 10 mins by train, 15 mins by car, and Docklands by road is 12 mins away. The M11 is 5 min away, the M25 10mins. Our tube links include Leyton, Leytonstone; Midland and Blackhorse Lane stations all within a few mins.

I think that covers most things. Phew!

Very good transport links. Interesting architecture. An abundance of take aways and good value restaurants but lack of good pubs, although some existing ones appear to be in process of refurbishment. Easy access to A406, M25 and M11 (close by car to green areas such as Epping Forest).
