Word On The Street: East Finchley

The high street has everything you could ever need, there are several gastropubs, great restaurants and a good range of shops. 

There's Cherry Tree Woods and Hampstead Heath for green spaces. We even have a farmers' market twice a month at the local primary school. We are lucky too as we are surrounded by other lovely areas to visit - just down the road from Highgate, Hamsptead and Muswell Hill.  

We have lived in a flat in Leslie Road for over three years and been really happy here. They are large flats with decent sized bedrooms and everyone has their own garden. Definitely worth a look if you are on the hunt for a two bed place.

I wish I had learnt about it earlier. Still affordable, I think it has been overlooked.

Great Shops, fantastic neighborhood and the oldest Cinema in England- the Phoenix. Near Hampstead and Highgate and on the Northern Line, only minutes to the City. Historical Pubs and a great crowd. What else could one want?

... Lots of restaurants and bars. Many people from the media live here. Community spirited where most people favour using local shops rather than huge chains. Good place to bring up a family.

I've lived in plenty of places throughout London (both North and South of the river) but decided to buy in East Finchley for a very simple reason: It's undervalued compared to most nice areas in London! Being so close to the Heath and Highgate is wonderful but East Finchley has its own benefits: great transport links, a good selection of bars and many tempting restaurants etc.

There is a real community feel and yet you are only 25 minutes tube ride from Leicester Square! What's more you always feel safe here - unlike many other parts of London. There are plenty of families and, of course, a bountiful supply of young professionals and mega rich City bankers (in the famed Bishops Avenue end of East Finchley)

Like some other reviewers on here I would recommend buying around Tarling Road - i.e.: Simms Gardens, Vanderville Gardens - I don't own there myself (I have a terrace conversion in Long Lane) but these newer built flats provide real value for money. 2 beds, 2 baths, and a huge living room for around 240K! I cant think of anywhere else in North London that provides such value for money, and I cant think of anywhere else in London, full stop, that has such great facilities, transport links and a friendly feel (try the Phoneix cinema, the White Lion, Monkey Face, the delicious bakery and even Budgens to realise that people in this area are truly friendly!)

Anyways, I have rambled - but hopefully someone out there has read this and will be tempted to explore the area. It's a great place to buy and now's the time!

... I also hear I bought at the right time. According to one national newspaper, property prices in this area have started to rise steadily, stating this area as one of London's best kept secrets.

Not that it's all about prices - the fresh air so close to the Heath is FANTASTIC!

... There's much more going on here and glad I made the move. Bars are opening and shops are a lot nicer! Plus the Phoenix is a film buff's paradise!

I can't think of much negative to say about Finchley Central but can't think of much positive either.

... Good mix of houses - mansions for the super rich, beautiful detached homes for the established families, terraces and semis for young professional families and nice flats for the young professionals.

New bars opening (such as Monkey Face), decent pubs (especially the Old White Lion). A decent range of restaurants, 2 supermarkets and plenty of family run stores, including a brilliant little Italian deli. Good transport links make it good choice for anyone looking to settle in North London who works in the City or West End.

Prices are still quite low - which is a bit surprising. And don't be put off by the sprawling council estate on the High Road - most flats are privately owned and the area is extremely safe. New builds off the High Road around Tarling Road and Trinity Road way are a good bet - 2 beds and 2 baths for less than 250K!

By all accounts the area is set to see a surge in property prices, so get in quick!

... However, there is a lack of good, local secondary schools here. It is definitely worth considering if you intend to live here.

... It has a good selection of shops, bars and restaurants, a nice park, and has good transport links - being on the underground and just off the North Circular. It has the country's oldest working cinema, lovely Italian, Indian and Turkish restaurants, nice florists, supermarket and decent pubs and bars. The Old White Lion near the tube station is worth a visit - it has a large no smoking section, beer garden and serves nice food.

If you're looking for a two bedroom place then Leslie Road is a good place to start - the maisonettes have two decent sized bedrooms and everyone has their own garden. You will pay more around the Fortis Green area but by heading up the High Road towards the North Circular you get better value.

What's lovely is that there's a strong sense of community. This is an area on the up - move here fast before the prices rocket!

... I spent months trying to decide on the right area to buy a 2 bed flat in, with just under £250,000 to play with. Finally, thankfully, I found East Finchley - and I thank God! I won't tell you the exact price I paid but suffice to say it was under 250K.

I have two bedrooms, two bathrooms and a gigantic reception room, with separate kitchen. A good tip is to look at flats off High Road, before the North Circular - around Tarling Road, Lucas Gardens, Smimms Gardens, Vanderville Gardens. It's great value and full of professionals - no rowdy renters here!

It's a lovely little place with great amenities. There's the coolest cinema in the UK (The Phoenix), some great bars/pubs (ie: Maddens and the soon to open Monkey Face), great Italians and Indians, a brilliant Fish and Chip shop, a range of fast food places (McDonalds, Pizza Hut, Ask, Dominos, KFC, Nandos etc.) and it's brimming with quaint little shops that provide everything you could ever need. Try the cakes at the bakery and you will never go anywhere else! What more could you want?

To top it all off it's a really safe and friendly place. I feel safe even at 3am after a heavy night out.

It's also very convenient. Highgate is but a 5 min bus ride away (great range of pubs and lovely Sunday lunch), Hampstead Heath and Village only 5 mins by car, Muswell Hill is a 4 minute bus ride and it's only 20 mins to Leicester Square. I couldn't think of anywhere else I'd rather be. It feels like a peaceful village, but yet very close to all the West End has to offer. There's even a night bus from the West End.

If like me you and your partner want to be close to central London, but don't fancy living in Islington or Camden, do look around here. I shouldn't be sharing the secret to my success, but its a brill area and house prices will soar (and have already done so in the past few months) as more people realise what a haven East Finchley is!

Plus it's within walking distance to Hampstead Heath and Muswell Hill. We bought our first flat here four years ago and have made a tidy profit plus benefited from all the improvements in the area.

Word On The Street: N2 - Fortis Green

I get to work in the City in 20 mins, yet I have this village feeling of East Finchley and some really nice local shops and cafes. Not many big chains here, although Costa Coffee just opened on the High Road.

The Phoenix cinema is just fantastic, too. I also like the numerous parks within walking distance, like Cherry Tree Wood and Highgate Wood.

Overall a great place to live with some really nice Edwardian properties still reasonably priced.

The variety of pubs is improving since the White Lion near the tube station was refurbished; it now has fabulous food, funky decor and helpful staff.

Try not to live on the High Road - it is very noisy and you wont get a moment's peace. Equally, avoid the high-rises.

Things are positive now the Waitrose has been blocked - which means the park will remain, although it limits convenient and local consumer choice in the area - and you may need to travel to Muswell Hill, North Finchley or Finchley Central for shopping.

From here Highgate, Muswell Hill and Hampstead Heath are accessible on foot. It has an eclectic architectural stock of some wonderful period houses. Walkers, mums and dog-lovers enjoy the 'secret' scenic local walks, including the spectacular former Great Eastern line walk to and around Muswell Hill with views over all London to embarass Primrose Hill!

The nearby 'Ringwood Estate' near Coldfall Woods is a more modern (1920's/30's) collection of £1M++ grand houses which is similar to Hampstead Garden Suburb behind Bishop's Avenue. Muswell Hill has excellent shopping and local infrastructure too.

Estate agents from Hampstead and Chelsea are moving their minis in so the people are changing from eccentric artisans to high-flyer city bankers.

Western, Eastern and Southern Roads top the bill offering truly splendid peace, proximity to the tube and fabulous period housing. Oscar Wilde and Noel Coward spent much time taking the air in long sojourns at Harwell House in Western Road. Now, a new Waitrose is planned opposite the tube, and Muswell Hill is a 5 minute walk. Highgate Woods and Cherry Tree Woods are minutes away.

Prices are high, but this area currently offers excellent value for the fundamentals. The grander period housing seldom sees the market however - where else could you move to? Watch this space!

N2 is the best. The air is cleaner in East Finchley. Returning home from work or a night out you can literally breathe easier, but it still definitely has a London feel whereas in some suburbs further from the centre of London you might as well be anywhere else in England.

It is within walking distance of Hampstead Village, Highgate Village and Muswell Hill - all of which have a superb array of bars and restaurants. However, East Finchley itself is lacking in either of these. All bars tend to be dingy and populated by students or old men with dogs.
